Fact or Fiction – The Truth about Vacation Rentals

FACT_OR_FICTIONI was recently reading a blog post about Vacation Rental “myths” and thought I would spend a few moments discussing some of the common (mis) understandings.

Fact or Fiction #1:   Vacation Rentals are too expensive for the average traveler.

This one is FICTION.  Did you know that in Lincoln City you can stay in vacation rentals that in many cases are less than $100 per night?   Hotel rooms of the same caliber can cost just as much and may not have the amenities that are provided by a vacation rental property.  Our units at Lincoln City Beach Retreats can rent for as little as $85 per night in the off season.

Fact or Fiction #2.  The Pictures and Claims made by owners or property managers do not always represent the full truth about the property.

This is also FICTION.  You might have a few owners or property managers that are telling the 1/2 truth to get you to rent their property and that most of what you hear on the Internet is negative press.  But as a vacation rental in a market that is full of other vacation rentals the owners don’t want to risk the negative press.   In this day an age of Internet consumers an untrue property listing is quickly called out.  As an owner I’m never offended when someone asks if the pictures of our condos are of the actual units or if they have additional clarification questions about the property.  I encourage those questions.   For the record, all of the pictures of our units on Lincoln City Beach Retreats were taken directly in or from the units or property.

Fact or Fiction #3:   Booking vacation rentals can be a quick and easy process done right from your computer.

This one is a FACT.  On Lincoln City Beach Retreats you can view all of our availability and rates and get an instant quote for the days you would like to stay with us.  With a simple click on a confirm button and entering your credit card information you have confirmed your stay and blocked the time on our calendar.   No hassle no fuss.   Most vacation rental owners also advertise their properties on the larger booking sites like VRBO, VacationHomeRentals, or TripAdvisor and in many of these instances you book directly on those sites as well.   We’re happy to take your phone calls and assist you with a booking if you need us… but it certainly is not required.

Fact or Fiction #4:   Property Owners and Managers defer maintenance and things are often broken or not working when you arrive.

I would place this one into the FICTION category as well.   This is related to Fact or Fiction #2 above.   Property owners and managers do not want to have negative feedback and reviews surfacing about the property that will impact their ability to rent the property.   As part of normal wear and tear things will get broken or need to be replaced and/or cleaned. If you happen to see something like that you should absolutely let the owner or manger know so it can be scheduled for correction.  If the issue is critical to your stay, work with the owner/manager for quick resolution.  An example from Lincoln City Beach Retreats…we had a report of a refrigerator not cooling on a holiday weekend.  We reached out to our repair team for an emergency repair on the holiday and while we waited we offered to cover the cost for coolers and ice.  The vacation rental market is competitive and if the units are not kept in a good state of repair word gets around quickly and bad reputations are hard to overcome.

Fact or Fiction #5: Vacation Rentals have a minimum stay requirement.

This one is in most cases a FACT.   Most vacation rental properties are not equipped to handle a nightly rental.  Having said that, many will as long as the guest is willing to pay the appropriate cleaning fee.  (Cleaning fees are typically charged on vacation rental properties and in most cases are a direct pass thru of the costs being charged by the cleaning services to assure you have a clean unit when you arrive.)   At Lincoln City Beach Retreats we do offer single night rentals but the common practice in the Lincoln City area seems to be a 2 or 3 night minimum.  Weekly and monthly rentals are common in some areas of the country and often are more prevalent on “luxury” rentals.

  • When can I check in and check out?

    Check In time is 4pm and Check Out time is 11am. Depending on our next arrivals and/or previous departures we may be able to accommodate an early check in or a late arrival but please do not count on this.

  • Can you accommodate pets?

    Unfortunately we have a very strict NO PETS policy in the condominium association. If you are travelling with your pet there are some local boarding kennels and "day care" facilities. Just send us an email to get further information.

  • Is smoking allowed?

    We do not allow smoking in our units. Evidence of smoking in the unit will result in a cleaning charge being assessed against your security deposit. Also Oregon state law does not allow for smoking in the hallways, or stairwells or within 10 feet of any doorways or windows. If you need to smoke please proceed to the ground floor and make your way toward the beach or the parking lot.

  • Something isn't working... how can we get it fixed.

    We are just a phone call or email away. Your confirmation emails include contact information for the managers and we will act as quickly as possible to correct the problem.

  • Do we receive daily maid service for the cleaning fee?

    The cleaning fee that is charged as part of the booking is to clean the unit on your departure. Daily maid service is not included in that fee.

  • We found something broken or missing when we arrived what should we do?

    If things do not appear to be in order or you find something that is broken when you check into the unit please give us a call. We strive to have a thorough inspection of the property done prior to your arrival but sometimes something gets missed. Giving us a call will help to assure that we do not charge your security deposit for the damage.

  • Can I get fresh towels and linens

    We do have an option to have fresh linens and towels provided during your stay. You can check this option when you create your booking or you can call or email us and we can add this to your booking at a later time if desired. There is an additional charge for this service.

  • Is the pool heated?

    Yes the pool is heated. It is also indoors. You will need the pool key that is located in your room to access the pool area.

  • Where is the elevator?

    The condominium complex does not have an elevator. If stairs are a problem for you give us a call and we can connect you with owners that may have units available on the first floor.

  • How are toiletries and paper products handled?

    Each of the units is equipped with a starting set of toiletries (shampoo, conditioner, lotion and bar soap). We would encourage you to bring the toiletries that you regularly use as these are just starter/amenity size containers.

    We also provide each unit with a starter set of toiler paper, paper towels, dish soap, and dishwasher detergent for units with a dishwasher.

    For longer stays you may need to supplement these supplies.

  • Can we have fires on the beach?

    Open fires are allowed down on the beach. You can purchase firewood at the local grocery stores and as you travel up and down Highway 101 you will run across many different vendors that sell it. You can also burn the driftwood that comes up on shore.

  • Is alcohol allowed on the beach?

    Alcohol is allowed on the beaches but please make sure you are mindful of your containers. Glass can be a real problem for those that like to walk in the sand barefoot. Additionally if you bring it down onto the beach you should be hauling it off of the beach. IE. Please take your trash with you.

  • Where are the grocery and drug stores?

    There are a number of grocery stores in Lincoln City.

    At the far north end of town is a Safeway. It is on the West side of the street in the shopping mall at the stoplight where you find McDonalds.

    Price and Pride is just off of 101 at about 8th street SW.

    There is also a north side IGA called Kenny's located off of 101 at about NW 24th street, and a south side Kenny's IGA at about SW 48th street

    There is also a Walgreens and a Rite Aid on the north side of town in the same area as the Safeway.

Overview

Sand and Sea is our combined unit. We have a connecting door between SandSational and Seas the Day and if you need to have accommodations for up to 8 you can rent both of the units and unlock the door between them. In this configuration the Studio Condo makes a great master suite complete with bathroom and the one bedroom also has an en-suite bath.

This is a great option for families or couples travelling together because everyone can have their own space.

Because we offer this option we also thought you might want to gather together around the table.  In the larger Seas the Day unit the dining table has a butterfly leaf and can be extended to accommodate the entire group.

These units are equipped with all you will need for your stay:

  • Kitchen complete with a dishwasher (Make sure you bring your favorite K-Cups).
  • Comfortable Living Area with LED Flat Screen.
  • Fireplace to enjoy those chilly evenings and a bit of ambiance
  • King Size pillow-top mattress platform bed in the One Bedroom and a Queen pillow-top in the studio
  • Queen Size sleeper sofa in each unit, one with a memory foam mattress the other with an AirDream
  • Spectacular, unobstructed, panoramic view of the Pacific Ocean.
  • And much, much more!

These units have one of the best, unobstructed ocean views in Lincoln City! You can curl up on the sofas or in one of the comfy chairs around the fireplace to read a good book or get lost in the surf of the ever-changing Pacific Ocean.  These are newly remodeled units on the 3rd floor with no one above you and no one walking in front of your patio door.  You also will not have to look thru a chain link fence to enjoy the view.

Our Internet connection is separate from the complex’s WiFi assuring you readily available access.

The complex features a heated indoor pool and dry sauna for your enjoyment so don’t forget to pack swim suits! In the summer, the “D River” (on the south side of the property) gets pretty warm and is a great place to let children play in the sand and water.

There is a BBQ area near the pool that has propane gas grills for your use, or you could pickup some firewood at any of the grocery stores or other vendors in the area and have an open fire right on the bean in front of the unit.

Availability and Rates

Our rates vary by season, day and length of stay.   You can use the form below to have the system calculate your rate and to make a booking for the time that you would like to visit.  The busy season (summer), special events, and holidays fill quickly.  Make your reservations early so you aren’t disappointed.  Rates are locked in at the time that you book your stay. Booking deposit is fully refundable if you cancel more than 45 days prior to your arrival date.
